Pune: India’s housing sales in top 7 cities declined 14% year-on-year in 2025, even as the total sales value rose by 6%, according to ANAROCK Research & Advisory.

Around 3,95,625 residential units worth over ₹6 lakh crore were sold during the year, compared to 4,59,645 units valued at more than ₹5.68 lakh crore in 2024.

Housing sales in top 7 cities led by MMR and Pune

The Mumbai Metropolitan Region (MMR) recorded the highest housing sales in 2025, with approximately 1,27,875 units sold, though this marked an 18% annual decline.

Pune followed with around 65,135 units, registering a 20% year-on-year drop. Together, these two western markets accounted for nearly 49% of total housing sales in the top 7 cities during the year.

Bengaluru witnessed a marginal 5% decline with 62,205 units sold, while NCR recorded 57,220 units, down 8% year-on-year.

Hyderabad saw a sharper 23% fall with 44,885 units sold, and Kolkata recorded 16,125 units, a 12% decline. Chennai emerged as the only market to post growth, with 22,180 units sold, reflecting a 15% annual increase.

Overall, MMR, Pune, Bengaluru, Hyderabad, and NCR together accounted for nearly 90% of total housing sales in the top 7 cities in 2025.

Housing sales in top 7 cities supported by steady new launches

New residential supply across the top 7 cities increased marginally by 2% year-on-year in 2025. Developers launched approximately 4,19,170 new units, compared to 4,12,520 units in 2024.

MMR and Bengaluru led new supply additions, together contributing nearly 48% of total launches during the year.

While MMR saw a 6% decline in new launches and Hyderabad recorded a sharper 26% drop, cities such as NCR, Pune, Chennai, and Kolkata reported double-digit growth in fresh supply.

Budget-wise, 37% of the new supply was priced below ₹75 lakh, followed by 24% in the ₹75 lakh–₹1.5 crore segment, and 21% priced above ₹2.5 crore, indicating sustained developer focus on premium and luxury housing.

“2025 has been a year of broad-spectrum upheaval including geopolitical turmoil, layoffs in the IT sector, tariff tensions and other uncertainties,” says Anuj Puri, Chairman – ANAROCK Group.

“The year’s trend was of sale volumes stabilizing at around 4 lakh units across the top 7 cities, but growth in overall sales value. Our data shows that more than 21% of the new supply was launched in the above INR 2.5 Cr price bracket.”

“Interestingly, the average residential price growth rate has tapered down from double digits in previous years to single digits in 2025,” adds Puri.

“Prices in the top 7 cities collectively rose 8% annually, and only NCR saw double-digit growth at 23% – largely due to a higher new supply of pricier homes. Out of NCR’s total new supply of 61,775 units during the year, over 55% was priced over INR 2.5 Cr.”

“The sector’s performance in 2026 hinges on several key factors, most notably rate cuts by the RBI and price control by developers. Amid the currently favourable economic outlook, further repo rate cuts leading to lower home loan interest rates can cause demand to revive significantly,” he says.

Housing sales in top 7 cities see moderated price growth

Residential prices across the top 7 cities rose 8% annually in 2025, moderating from the double-digit growth seen in previous years.

Average prices increased from ₹8,590 per sq ft at the end of 2024 to around ₹9,260 per sq ft by the end of 2025.

Delhi-NCR recorded the highest price appreciation at 23%, driven by a larger share of high-value launches. Other major cities reported single-digit price growth ranging between 4% and 9%.

Unsold inventory rises alongside housing sales slowdown

Unsold housing inventory across the top 7 cities rose 4% by the end of 2025, reaching approximately 5.77 lakh units, primarily due to softened demand and relatively generous new supply during the year.

Hyderabad and MMR were the only cities to record marginal declines in unsold stock, while Bengaluru saw a notable 23% increase.
